What Cochrane's chinooks do to a window

Cochrane sits right in the chinook belt. A winter afternoon can climb 20 to 30 degrees in a couple of hours, then drop back the same night. Your windows feel every degree of that. The frame expands, then contracts. The seal is squeezed, then released. Do that a few hundred times a season and cheap vinyl starts to let go: the corners open up, the gasket goes hard, and you get that cold draft along the sill even though the glass looks fine.

How the window actually closes

Here's the mechanism, because it's the whole point. A North American vinyl window usually latches at one or two spots and rests against a fin of weatherstrip. A European window works differently. Turn the handle and GU multi-point hardware pulls the sash in against the frame at several points at once. The window gets sucked in and a compression seal forms all the way around. That's why a chinook gust doesn't push cold air past it. You can feel the difference the moment you close one.

The glazing is triple, and it's replaceable. If a unit ever fogs years down the road, you swap the glass, not the whole window. That matters on an acreage where sending a full unit back and forth isn't quick.

Older acreage homes and the newer communities

Cochrane is two different worlds for windows. West of town there are custom and acreage homes, some of them 20 or 30 years old, with big odd-sized openings and original wood or early vinyl that's tired. Those are usually the ones bleeding heat. Then you've got the newer communities like Sunset Ridge, Riverview and Fireside, where the builder-grade windows are only a decade or so in but were the cheapest line that passed code. Both are worth a real look, for different reasons.

If your home runs on a well, you may notice heavier condensation on cold glass in winter. That's humid indoor air meeting a cold pane. A warmer triple-glazed unit with a proper compression seal keeps the interior surface warmer, so it fogs and drips a lot less.

Permits, and the drive from Calgary

For a straight like-for-like replacement in the same opening, the Town of Cochrane generally doesn't require a building permit. The moment you enlarge an opening, or change a bedroom window that has to meet egress (the size a person can climb out in a fire), a permit comes into play under the Alberta Safety Codes Act.
